According to recent news from the State of Colorado’s Demography Office, Eagle County is now the seventh fastest growing county in the state. Incidentally, the Vail Valley is poised for both real estate and population growth for the first time since the economic downturn.
This means that there has never been a better time to consider a primary residence, secondary residence or investment property. Specifically, officials are calling for mountain towns like Vail and Breckenridge to see increased home values thanks to an influx of home buyers in the area.
Adds state demographer Elizabeth Garner, “Eagle County is an interesting place — it definitely had tremendous growth through the ’80s and ’90s. It grew more slowly through 2009, when there was even a small decline in 2010-2011. It increased in 2011-2012, and there was an even bigger jump in 2012-2014. We expect a continued pickup for 2014-2015.”
In addition to existing real estate in the area, custom homes are another wonderful option. Building a custom home is a great way to incorporate the features and amenities that are most important to you, but it is also a great way to achieve a great return on your investment when it comes time to sell.
Todd Morrison, owner of Precision Construction West, builds custom homes throughout the Vail Valley. He said, “There are a variety of ways to work toward a return on your investment when you’re talking about building a custom home. Green features like energy-efficient windows and fixtures will help you save money while you own the home, and can also be a big draw for buyers.”
Another focus area that can help you achieve a return on your investment? The installation of a custom, gourmet-inspired kitchen. Buyers expect that the kitchen in a custom home will be upgraded with gorgeous cabinetry and countertops, exquisite flooring and gleaming appliances, so this is a great place to focus your resources when you’re building a custom home.
There is no doubt that as the economy continues to rebound, owning a home in the Vail Valley can be a great long-term investment. Garner expects the population to explode by more than 40,000 over the next 25 years, and with so many new people moving here, area building will need to move in tandem with the population boom.
